Cochrane sits in the Bow River Valley at the base of the Big Hill, about 18 km west of Calgary’s city limits along Highway 1A. It is one of the fastest-growing communities in Canada: the 2021 census counted 32,199 residents, up 24.5% from 2016. Buyers love it for the mountain views and the small-town main street, but it is a different lifestyle from a Calgary suburb, so here is my honest guide.

Why people move to Cochrane

Views and the Bow River. The whole town sits in the Bow River Valley, and newer communities like Precedence sit above a treed natural area with views of the valley and the Rocky Mountains. Rivercrest was planned with access to the Bow River and its pathways.

Real history and character. Cochrane started in 1881 as the Cochrane Ranche, named after rancher Matthew Henry Cochrane, and became a town in 1971. The historic downtown still gives it a western small-town feel.

Close to Calgary and the mountains. Highway 1A takes you east into northwest Calgary, and Highway 22 links Cochrane south to the Trans-Canada Highway. The Province’s Highway 1A/22 interchange project (a partial cloverleaf, with 1A widened to four lanes through town) was built to handle Cochrane’s growth.

Local transit. COLT (Cochrane On-demand Local Transit) launched in 2019 as an app-based service with more than 150 stops in town, and it has partnered with On-It regional transit for trips to Calgary. Check current schedules if you plan to rely on it.

Schools in Cochrane

Three school boards serve Cochrane:

  • Public (Rocky View Schools): Glenbow School, École Elizabeth Barrett Elementary (French immersion), RancheView School, Fireside School and Cochrane Christian Academy for younger grades; Mitford School and École Manachaban Middle School (French immersion); and Cochrane High School and Bow Valley High School.
  • Catholic (Calgary Catholic School District): Holy Spirit School (K-6) and St. Timothy Junior/Senior High School (Grades 7-12).
  • Francophone (Conseil scolaire FrancoSud): École Notre-Dame des Vallées (K-12).

More schools are planned. The Town’s October 2025 school site report lists a Bow Valley High School expansion (anticipated completion September 2026), a new Rivercrest School for K-8 (targeted to open for the 2028-29 school year), and a proposed Horse Creek High School as Rocky View Schools’ top priority, plus future sites in Heartland and other new areas.

School boundaries and programs change, so always confirm the designated school for a specific address with the school board before you buy.

What kinds of homes can you buy?

Cochrane has 27 neighbourhoods, from established areas like Glenbow, West Terrace and Bow Meadows to newer communities such as Sunset Ridge, Heartland, Fireside, Rivercrest, Precedence, Heritage Hills and Southbow Landing. In the newer areas you will find single-family homes, duplexes and townhomes; Rivercrest, for example, was planned with single-family, duplex and townhome sections, and Precedence added laned and paired homes. Greystone is a mixed-use community being built near downtown on a former gravel pit site.

Cochrane’s hilly setting means some lots come with walkouts or views. Those features add value, so I always help buyers compare similar homes carefully before making an offer.

Tips before you buy in Cochrane

  • Test the drive. Do your commute on Highway 1A at rush hour, and check how the route works from the neighbourhood you like.
  • Check school plans, not just school names. Many new schools are still planned, not built, so ask where your kids would go today.
  • Look at the lot, not just the house. On sloped or view lots, ask about grading, drainage and what could be built in front of you.
  • Ask about HOA or community fees in newer areas, and compare Town property taxes with your current costs.
