Okotoks is a town on the Sheep River, about 38 km south of downtown Calgary. With 30,405 people in the 2021 federal census, it is big enough to have everything you need day to day, but it still feels like a small town. If you are comparing south Calgary communities like Pine Creek, Seton or Mahogany with a home in Okotoks, here is what I want my buyers to know.
Why people move to Okotoks
Small-town feel, close to the city. Okotoks has its own historic downtown area (Olde Towne) and established neighbourhoods mixed with brand-new ones. The name comes from the Blackfoot word “ohkotok,” meaning rock, likely a reference to Big Rock, a huge glacial erratic about 7 km west of town.
Room to grow. In 2017 the Province approved the annexation of about 1,950 hectares of land, which gives Okotoks roughly a 60-year land supply under its agreement with Foothills County. That is why you see new phases opening on the edges of town.
A long-term water solution. For years, Okotoks’ growth was limited by its local water supply. The Foothills Okotoks Regional Water Project is changing that: by June 2026, 25 km of watermain was complete and interim seasonal water delivery to Okotoks had begun, with work continuing on the full system.
Getting around. Highways 2A, 7 and 549 serve the town, and most people who work in Calgary drive. Locally, Okotoks has on-demand transit (since 2019) and, since September 2, 2025, a fixed-route service during weekday peak hours.
Schools in Okotoks
Okotoks has public, Catholic and francophone schools. According to the Town’s school directory:
- Public (Foothills School Division): Big Rock School, Dr. Morris Gibson School and École Percy Pegler (K-6), Westmount School and Meadow Ridge School (K-9), École Okotoks Junior High, and École Secondaire Foothills Composite High School / Alberta High School of Fine Arts.
- Catholic (Christ the Redeemer Catholic Schools): École Good Shepherd School and St. Mary’s School (K-6), St. John Paul II Collegiate (Grades 7-9) and Holy Trinity Academy (Grades 10-12).
- Francophone (Conseil scolaire FrancoSud): École Beausoleil.
A new high school is coming. On February 15, 2025, the Province announced construction funding for a new Foothills School Division high school on 32nd Street, south of Meadow Ridge School, planned for about 1,020 students in Grades 10-12. The division says the current Foothills Composite is over capacity, so this matters for families with teens. An opening date has not been announced yet.
School boundaries and programs change, so always confirm the designated school for a specific address with the school board before you buy.
What kinds of homes can you buy?
Okotoks gives you a wide range. Established areas such as Westmount, Cimarron, Crystal Shores and Drake Landing (home of the Drake Landing Solar Community) are mostly resale homes. In the northwest, Anthem’s newer communities D’Arcy and Wedderburn added townhomes, paired (duplex) homes, laned homes, front-drive homes, two-storeys and bungalows.
For many families, Okotoks is where a budget stretches to a detached home with a yard. I can pull recent sales for you so you can compare Okotoks with similar homes in south Calgary, apples to apples.
Tips before you buy in Okotoks
- Drive the commute at rush hour. Try your actual route to work on a weekday morning, not on a quiet Sunday.
- Ask about schools for that exact address. With the high school over capacity and a new one not open yet, check which school your kids would attend today and how they would get there.
- Compare property taxes and utility bills. They are set by the Town, not Calgary, so compare a few real tax figures before you decide.
- Buying new? Ask the builder what is next to your lot, what is included in the price, and whether you qualify for the first-time buyers’ GST rebate. My first-time buyer guide explains how it works.
