Mahogany is a lake community in southeast Calgary, bordered by 52 Street SE on the west and Auburn Bay and Stoney Trail on the north. It is developed by Hopewell Residential. City Council approved the plan in 2007, the show homes opened in September 2008, and the community grew from 788 residents in 2011 to 11,784 by the City’s 2019 census. If you want beach days without leaving the city, Mahogany is usually the first place buyers ask me about.

Why people move to Mahogany

The lake. Mahogany Lake is a 63-acre man-made lake with more than 21 acres of beach across two beach areas. CREB has described it as Calgary’s largest freshwater lake. Summer means paddle boarding, beach days and boat rentals; winter means skating.

The Beach Club and HOA facilities. The Mahogany Beach Club has about 22,000 square feet of activity space. Through the homeowners’ association, residents also get tennis courts, beach volleyball, a skatepark, a gym, an outdoor amphitheatre and picnic sites. Lake access is set up after you take possession, using photo ID that shows your Mahogany address.

Wetlands and pathways. Beyond the lake, the community has wetlands, parks and a pathway network, so it is easy to walk or bike around the neighbourhood.

Healthcare and shopping nearby. The South Health Campus hospital is next door in Seton, and Mahogany’s own commercial area sits along the west side of 52 Street.

Commuting. Stoney Trail runs along the north edge and connects quickly to Deerfoot Trail. A future southeast CTrain line is planned along 52 Street, but it is not built, so think of it as a long-term bonus, not a reason to buy today.

Schools in Mahogany

  • Public (Calgary Board of Education): Mahogany School is the community’s CBE elementary school. It is busy: as of a March 2026 notice, new registrations that Mahogany School and its first overflow school, Bayside School, cannot fit are designated to Andrew Sibbald School in Lake Bonavista. Joane Cardinal-Schubert High School (Grades 10–12) serves Mahogany. The developer reports that a public middle school (Grades 7–9) is in design, targeted for 2029–2030.
  • Catholic (Calgary Catholic School District): Divine Mercy Elementary School (K–6) is in Mahogany, and All Saints High School lists Mahogany among the communities it serves. The CCSD also lists a future K–9 school for Mahogany, with the opening date to be decided.

School boundaries and overflow designations change often in growing communities, so always confirm the designated school for a specific address with the school board before you buy.

What kinds of homes can you buy?

Mahogany has one of the widest mixes of homes in the southeast: condos, townhomes, laned homes, duplexes, front-attached garage homes, bungalow villas and estate homes. Builders have included Jayman BUILT, Calbridge, Baywest, Logel, Excel and Avalon, among others. Because Mahogany started in 2008, you can choose between resale homes with mature landscaping and brand-new homes in the latest phases.

Location inside the community matters a lot for price. Lakefront and estate homes sit at the top of the market, while condos and townhomes give first-time buyers the same lake access at a much lower entry price.

Tips before you buy in Mahogany

  • Budget for the HOA fee. Mahogany homes pay an annual homeowners’ association fee (an encumbrance on title). Notices go out in early November and payment is due January 1, so ask the seller for the current amount.
  • Lakefront vs. lake access. Residents get lake access, so decide whether a lakefront premium is really worth it for you.
  • Check school overflow. Young kids may be bused to another community for a while. Confirm the current designation for your grades.
  • Drive 52 Street and Stoney Trail at rush hour before you decide.
  • Compare with Seton. Seton, right next door, has the hospital, YMCA and newer homes. See my Seton guide to compare.
