Quick answer: Seton is a newer community in deep southeast Calgary, developed mainly by Brookfield Residential, where the big amenities came first: the South Health Campus hospital, a 330,000-square-foot YMCA with a library, and the Seton Urban District shopping area. Homes include duplexes, laned homes and townhomes, and residents pay an HOA fee for The Block.

Seton is a newer community in deep southeast Calgary, south of Auburn Bay and east of Cranston, with Deerfoot Trail along its west side. What makes it different from most new suburbs is that the big amenities came first: a major hospital, a very large YMCA, a library and a large shopping and office district are all right in the community. Brookfield Residential is the main developer. The land was annexed by Calgary back in 1983, but homes only started going up around 2018, so almost everything here is new.

Why people move to Seton

The hospital is next door. The South Health Campus opened in 2011 and is one of the major hospitals for the Calgary region. If you or someone in your family works in healthcare, living a few minutes away is a real quality-of-life upgrade.

The Brookfield Residential YMCA at Seton. This City-owned, YMCA-operated centre opened in January 2019. It is about 330,000 square feet, with a 50-metre, 10-lane competition pool, a leisure pool and water park, two ice rinks, three gyms and a full Calgary Public Library branch. For families, that is a lot of winter activities within walking or short-drive distance.

Shopping without the drive. The Seton Urban District is planned for about 2.5 million square feet of retail and office space. Today you will find grocery stores like Real Canadian Superstore, Save-On-Foods and Community Natural Foods, plus a Cineplex VIP cinema, restaurants and services.

Community amenities. Seton has a 16-acre regional park, ponds and pathways, and a homeowners’ association facility called The Block, with a splash park, skating rinks, tennis courts, a gym and party rooms.

Commuting. Deerfoot Trail runs along the west edge and Stoney Trail is a short drive north, so you can reach most of the city by car. The planned Green Line LRT is meant to serve Seton one day, but it is not built yet, so plan around driving and buses for now.

Schools in Seton

  • Public (Calgary Board of Education): Seton is growing faster than its schools. For Kindergarten to Grade 4 the designated school is Cranston School, with new registrations that cannot fit there sent to McKenzie Towne School (September 2025 notice). For Grades 5–9 it is Dr. George Stanley School, which is at capacity, so new registrations go to McKenzie Highlands School. Joane Cardinal-Schubert High School (Grades 10–12), which opened in 2018 on 45 Street SE, serves Seton.
  • Catholic (Calgary Catholic School District): All Saints High School lists Seton among the communities it serves. The CCSD is building St. Carlo Acutis High School in the Seton/Rangeview area, planned to open in September 2027 for Grades 10–12. For Catholic elementary and junior high, check the CCSD school finder for your address.

Seton’s school designations have changed several times as the community grows, so always confirm the designated school for a specific address with the school board before you buy.

What kinds of homes can you buy?

Seton is built for a range of budgets. Brookfield Residential currently offers duplexes, laned homes (both bungalows and two-storey designs) and townhomes, and you will also find resale homes from the first phases that are only a few years old. Because the homes are newer, you usually get modern layouts and energy-efficient construction, but smaller lots than in older SE communities.

Buying new? Ask the builder about the possession date, what is included in the price and which rebates you may qualify for. I can compare builders and resale options side by side.

Tips before you buy in Seton

  • Ask about the HOA fee. Homes in Seton pay into the homeowners’ association that runs The Block. Ask the seller or builder for the current amount and include it in your monthly budget.
  • Plan for school busing. With overflow designations, young kids may be bused to another community for a few years. Check the latest notice for your grade levels.
  • Drive Deerfoot at rush hour. Try your commute on a weekday morning before you decide.
  • Compare with the neighbours. Mahogany, just to the north, has a lake and a longer track record. See my Mahogany guide to compare, or my Cranston guide for the established community just west across Deerfoot.
  • Check any basement suite. If a home has a suite, make sure it is a legal, City-approved suite before you count on the rent.
