What's My Zoning?
Enter your address and we'll email you a free Property Zoning Package: your zoning, what you're allowed to build, and what it could mean for your home's value.
Know exactly what you can do with your property
- Your zoning district (like R-C1, R-C2 or R-CG) and what it means in plain English
- What you can build: basement suite, garage or backyard suite, duplex, rowhouse or infill
- How the 2026 rezoning repeal affects you and whether rezoning is realistic
- Value as-is vs. with a suite or redevelopment, based on recent sales nearby
- Next steps: permits, timelines and who to call
Calgary, Airdrie, Chestermere, Cochrane, Okotoks and Rocky View County (Balzac). Sent by email, usually within 1 business day.
Your zoning may have changed
Calgary's 2024 citywide rezoning was repealed, effective August 4, 2026. Most homes went back to their earlier zoning, and new rules apply to rowhouse projects. Many owners aren't sure what their property allows today. We'll check yours.
R-C1 / R-1
Single detached homes. A secondary (basement) suite may be possible with the right permit.
R-C2 / R-2
Single homes, semi-detached and duplexes, often with room for suites.
R-CG
Rowhouses, townhomes, semis and singles, plus secondary and backyard suites.
H-GO, M-CG, DC
Townhouse and multi-unit districts near transit or main streets, and custom Direct Control sites.
General information only. Zoning rules, permits and setbacks vary by lot and change over time. Your package uses City records, and you should confirm any project with the municipality before buying or building.
