Short answer: Balzac is a hamlet in Rocky View County, about 24 km north of downtown Calgary and 12 km south of Airdrie, at Highway 2 and Highway 566 next to CrossIron Mills. It suits buyers who want larger lots, room for extra garages or an RV, and a quieter, country setting while staying close to Calgary, the airport and Airdrie.

Where Balzac is

Balzac sits just west of Highway 2 (Deerfoot Trail / QEII) at Highway 566, in Rocky View County, not the City of Calgary. CrossIron Mills, described as Alberta's largest single-level mall, is directly east, with a business park, a horse-racing track and casino, and large distribution centres nearby.

New homes in Balzac

Melcor Developments is building a large new community west of the Balzac townsite near Highway 566 and Range Road 11, on more than 800 acres planned in phases over 15 to 20 years. At launch, the first phase offered lots roughly 40 to 60 feet wide, homes from about 2,100 sq. ft., room for three- or four-car garages, and net-zero and solar options. First-phase builders included Akash Homes, Aspen Creek Designer Homes, Castellano Custom Homes, Green Cedar Homes, McKee Homes and Sunview Custom Homes. Builders and pricing change from phase to phase, so ask Taran for the current list. For the Goldwyn estate community, see the Goldwyn buyer's guide.

Who Balzac suits

  • Families who want a larger home and lot, including multigenerational households
  • Buyers with trucks, trailers or RVs who need extra garage or parking space
  • People working at the airport, CrossIron Mills, or the distribution and business parks nearby
  • Buyers comparing estate homes in Balzac with new builds in Airdrie, Carrington and Cornerstone. See the new build buyer's guide.

Commuting

Highway 2 connects Balzac to north Calgary, Stoney Trail and the airport to the south, and to Airdrie to the north. Highway 566 runs east–west. There is no CTrain, so plan on driving.

Tips before you buy in Balzac

  • County, not city: property taxes, utilities, garbage pickup and bylaws come from Rocky View County. Ask what services each property has.
  • Schools: Balzac is served by Rocky View Schools and the Catholic district for the area. Confirm the designated school and bus route for the exact address.
  • Architectural rules: estate communities often have design guidelines for garages, fences and outbuildings. Read them before you plan a shop or RV pad.
  • Future phases: ask where the next phases, roads and commercial sites will go.
