Short answer: Buying a new build in the Calgary area means choosing a community, a builder and a lot or quick-possession home, signing the builder's purchase agreement, paying deposits in stages, and taking possession after a pre-delivery walkthrough. Every new home in Alberta must carry a warranty of at least 1 year on materials and labour, 2 years on delivery and distribution systems, 5 years on the building envelope and 10 years on major structure. Bringing your own REALTOR® to the first show-home visit costs you nothing extra in most builder sales and gives you someone on your side of the deal.

New build vs. resale: which is right for you?
- New build: brand-new systems, a provincial warranty, your choice of finishes, and possible GST rebates. Trade-offs: you may wait months for possession, landscaping and community amenities may still be in progress, and the GST is usually added to or built into the price.
- Resale: faster possession, finished streets and mature trees, and room to negotiate on price. Trade-offs: no new-home warranty, older systems, and you inherit the previous owner's choices.
Quick possession vs. pre-construction
Quick possession homes are already built or nearly built, so you can usually move in within weeks or a few months, with the finishes the builder chose. Pre-construction means you choose a lot and plan and the builder starts (or finishes) building for you, which often takes many months. Ask every builder for a written possession date and what happens if it moves. My pre-construction buying guide covers deposits, condo cooling-off rules and builder checks in more detail.
How lot holds and deposits work
- Lot hold: many builders let you hold a lot for a short time, sometimes with a small refundable deposit, while you arrange financing. Get the hold terms in writing.
- Purchase agreement: the builder's own contract, not the standard resale contract. Read the conditions, the deposit schedule, the possession date clause and the list of what is included.
- Deposits: usually paid in stages (at signing, when conditions are removed, and sometimes at framing). The amounts vary by builder and price, so compare them before you sign.
- Mortgage: get pre-approved first. For longer builds, ask your lender how long the rate hold lasts and what happens if possession is delayed.
- Walkthrough and possession: before you take the keys you'll do a pre-delivery walkthrough with the builder. Write down every deficiency and get the repair timeline in writing.
Alberta new home warranty
Alberta's New Home Buyer Protection Act requires every new home built under a permit applied for after February 1, 2014 to have at least:
- 1 year on labour and materials (finishes like flooring, paint and trim)
- 2 years on delivery and distribution systems (heating, plumbing, electrical)
- 5 years on the building envelope (roof and exterior walls)
- 10 years on major structural components (frame and foundation)
You can check whether a home is registered at HomeWarranty.Alberta.ca.
GST and the first-time home buyers' GST rebate
New homes are subject to 5% GST. The federal first-time home buyers' GST rebate removes the full GST on a qualifying new home priced up to $1 million and gives a partial rebate between $1 million and $1.5 million. In general, the purchase agreement must be signed on or after March 20, 2025 and before 2031, construction must start before 2031 and finish before 2036, and you must be a first-time buyer who will live in the home as your main residence. Confirm your eligibility with the CRA or a tax professional before you count on it.
Why bring your own REALTOR® to a show home
- The sales staff in a show home work for the builder. Taran works for you.
- In most Calgary-area builder sales, the builder pays the buyer's agent, so it usually costs you nothing extra. Confirm this with the builder before you sign.
- Many builders want your agent registered at your first visit. Call Taran before you walk into a show home.
- Taran compares builders, lots, incentives and resale value across communities, and reads the purchase agreement with you in English, Punjabi, Hindi or Urdu.

How long does it take to build a new home in the Calgary area?
It depends on the builder, the home type and the season. Quick-possession homes can be ready in weeks or a few months; homes built from a lot often take many months. Always get the possession date in writing.
What is a lot hold?
A lot hold lets you reserve a specific lot for a short time, sometimes with a small refundable deposit, while you arrange financing or decide. The terms vary by builder, so get them in writing.
