Sage Hill is often where first-time buyers start looking in the north-west, because there are many condos and townhomes close to big-box shopping and main roads. Here is what I tell buyers about living there, based on public information as of October 2026.

Why people move to Sage Hill

  • An affordable way into the north-west. Sage Hill was established in 2008 and has a mix of condos, townhouses and detached homes, more than 3,100 homes in total.
  • Nature on the doorstep. West Nose Creek runs through the east side of the community, and there is a large nature preserve, walking paths and several playgrounds.
  • Shopping. Sage Hill Crossing has a Walmart Supercentre and other stores, so daily errands are close.
  • Community. The Sage Hill Community Association (sagehillyyc.com) has been running since 2013.

Schools in Sage Hill

This is the big question for families: there are currently no schools inside Sage Hill, so children are bussed or driven to schools in nearby communities.

  • Grades 6 to 9 (CBE): from September 2026, Sage Hill students are designated to Simon Fraser School in Brentwood. Students who were already at F.E. Osborne could choose to stay.
  • Future school: the CBE has said a future middle school for Sage Hill and Kincora is planned, and the new Evanston Heights School next door is easing pressure on nearby schools.
  • Kindergarten to Grade 5 and high school: check the CBE school finder for the exact address, as designations in north-west Calgary have been changing.

For Catholic schools, contact the Calgary Catholic School District. Always confirm your designated school and busing with the board before you buy.

What kinds of homes can you buy?

  • Condos: apartment-style units, often the lowest entry price in the north-west.
  • Townhomes: good for small families who want more space without a yard to look after.
  • Detached homes: many on the slopes, and some with views or backing onto green space.

Tips before you buy in Sage Hill

  • Read the condo documents. Check the monthly fee, what it covers, the reserve fund study and any special assessments before you firm up.
  • Plan the school run. With no school in the community yet, drive or check the bus route from the home to the designated school.
  • Check the commute. Shaganappi Trail and Symons Valley Road connect to Stoney Trail; try the drive at rush hour.
  • Compare with neighbours. Next door, Evanston has a new middle school and more detached homes. If it is your first home, read my first-time buyer guide.
