Silverado is a southwest community I like for buyers who want an established feel, real green space and quick access to the ring road. The land was annexed by the City in 1984 and home building started in 2005. It sits right beside Spruce Meadows, the well-known show-jumping venue, and before homes went in, Council approved a wetland buffer between the community and the equestrian grounds in 2004. Qualico Communities developed Silverado, and the City’s 2012 census already counted 5,136 residents in 1,898 homes. Here is what I tell buyers, based on public information as of November 2026.
Why people move to Silverado
- Nature on the doorstep. Silverado has about 8.7 km of pathways for walking and cycling, and a 32-hectare natural reserve that takes in Radio Tower Creek and its wetlands. Some lots back onto the reserve.
- Spruce Meadows next door. Living beside one of Canada’s best-known equestrian venues gives the area an open, country feel, with farmland and the foothills to the west.
- Everyday needs close by. Silverado has its own retail area, and grocery stores, restaurants, the Shawnessy library branch and a YMCA are a few minutes away.
- Ring road access. Stoney Trail runs along the north side and Macleod Trail is close, so getting to the west side, the south hospital area or out to the mountains is easier than it used to be.
- A school inside the community. Ron Southern School, named for the founder of Spruce Meadows, opened here in 2017.
Schools in Silverado
- Public (Calgary Board of Education): Ron Southern School, 483 Silverado Blvd SW, opened in November 2017 for kindergarten to Grade 5. Older grades are designated to CBE schools in nearby communities.
- Catholic (Calgary Catholic School District): use the CCSD school finder with the exact address to see the designated Catholic schools and busing.
- Francophone: a provincially funded K–6 and 7–12 francophone school complex at 100 Silverado Drive SW serves the southern francophone education region. Eligibility rules apply, so ask the francophone board directly.
Grade ranges and designations can change from year to year. Always confirm your designated school and busing with the school board before you buy.
What kinds of homes can you buy?
- Townhomes and stacked bungalows: a lower-cost way into the community, popular with first-time buyers and downsizers who want one-level living.
- Move-up family homes: two-storey detached homes in Prairie, Craftsman, French Country and modern styles.
- Semi-estate and estate homes: larger homes, some backing onto the natural reserve.
- Mostly resale now: by 2021 Qualico was selling Silverado’s final phase, so most purchases today are resale homes on finished streets.

Tips before you buy in Silverado
- Pick your side. Homes near Stoney Trail or Sheriff King Street get easier access but more traffic noise; homes backing onto the reserve get quiet and views. Visit at different times of day.
- Do not count on the train yet. The City has planned two future Red Line LRT stations at 210 Avenue, but there is no timeline or funding. Buy for the commute you have today.
- Ask about the condo side. For a townhome or stacked bungalow, review the condo documents, fees and reserve fund before you firm up.
- Budget the whole purchase. My Alberta closing costs guide lists every fee, and first-time buyers should read my first-time buyer guide.
- Compare the neighbours. Belmont, just south across 194 Avenue, is newer with more new construction,.
