Quick answer: Rangeview is a new community in southeast Calgary, next to Seton, with quick access to Deerfoot Trail and Stoney Trail. Two developers are building it: Section23 (with its Baywest Homes brand), which markets it as Calgary’s first garden-to-table community, and Genstar, whose Rangeview Springs area has bird-themed parks and ponds. Homes include townhomes, paired homes, laned homes and front-garage homes.

Rangeview is one of the newest places I take buyers in the southeast, and it is unlike any other community in Calgary. The land was farmed by the Ollerenshaw family for close to a century, starting in 1923, and the family’s company, Section23 Developments, broke ground on Rangeview around 2020 with a “garden-to-table” idea built in. Genstar is building another part of the community, called Rangeview Springs. Both sit right beside Seton, so you get a brand-new home with an established shopping and hospital hub next door. Here is what I tell buyers, based on public information as of November 2026.
Why people move to Rangeview
- Gardens you can actually use. Section23’s side of Rangeview has shared and private community gardens, a greenhouse and orchards, plus Harvest Hall in Market Square for seasonal events. If you have always wanted to grow your own vegetables without a big lot, this is the place.
- New parks and ponds. Genstar’s Rangeview Springs plan has nine parks named after local birds, including an accessible playground at Mallard Grove Park, a half-acre fenced off-leash dog park, naturalized ponds and a traffic safety park coming to Finch Park. Section23 says nearly 20% of its land is open space, with a green corridor, wetland and pathways.
- Seton next door. The Seton urban district has grocery stores, restaurants and a cinema, along with the South Health Campus hospital and the Brookfield Residential YMCA at Seton.
- Walkable streets. Genstar designed its streets with wide boulevards, extended curbs and textured crosswalks to slow traffic, and both developers have pathways linking homes to parks.
- Quick highway access. Deerfoot Trail and Stoney Trail are close, which helps if you commute downtown or to the industrial areas in the southeast.
Schools in Rangeview
- Catholic (Calgary Catholic School District): in June 2026 the CCSD named its new Seton/Rangeview high school St. Carlo Acutis School, with opening set for fall 2027.
- Public (Calgary Board of Education): Genstar’s community plan shows future school sites, including a CBE site, but no CBE school has been announced for construction in Rangeview yet. Students are designated to schools in nearby communities for now.
New communities often see school designations change as schools open. Always confirm your designated school and busing with the school board before you buy.
What kinds of homes can you buy?
- Townhomes: Baywest and Truman build townhomes here, often the lowest-cost way into a brand-new home.
- Paired (semi-detached) and laned homes: Baywest, Homes by Avi, Truman and Excel all offer paired or laned options, a good middle ground with a detached garage off the lane.
- Front-garage detached homes: Cardel, Excel, Homes by Avi and Baywest build front-garage family homes. Styles lean toward farmhouse, prairie, Scandinavian and modern looks.
- Mostly new builds: with construction still going, many purchases are new or nearly new, but early phases now have resale homes too.

Tips before you buy in Rangeview
- Know which side you are on. Section23’s area and Genstar’s Rangeview Springs have different amenities, guidelines and, on Section23’s side, a homeowners association. Ask for the HOA details and fees in writing before you sign.
- Read the covenants. Genstar has phase-specific restrictive covenants (for example, fencing rules) and architectural guidelines. Check them before you plan a fence, deck or garage.
- Buying from a plan? Read my pre-construction buying guide first, and first-time buyers should check the first-time buyer GST rebate on new homes.
- Expect construction. Visit on a weekday to see how much building traffic is near the lot you like, and ask when nearby parks and the commercial site are expected.
- Compare the neighbours. Seton is right next door with the shops and the hospital, and Mahogany is a lake community a short drive away.
