It was established in 2005 and has a 43-acre residents’ lake, five schools and the South Health Campus just to the south. When a family tells me they want lake life, good schools and a hospital nearby, Auburn Bay is usually on the short list. Brookfield Residential designed it as a “four-season lake community” inspired by cottage living, and it is now one of Calgary’s biggest communities: the City’s 2021 census counted 18,090 residents in 6,245 homes. Here is what I tell buyers, based on public information as of November 2026.
Why people move to Auburn Bay
- The lake. According to the Auburn Bay Residents Association, residents have exclusive use of a 43-acre lake and a 13-acre park around Auburn House at 200 Auburn Bay Boulevard SE, with a boathouse, fishing dock, splash park, play equipment, tennis courts and picnic shelters. In summer people swim, paddleboard and canoe, and the association runs events like the beach party, summer camps and a seniors’ drop-in.
- Schools inside the community. Auburn Bay has five schools from the two school boards, from kindergarten to Grade 9 (see below).
- Health care next door. The South Health Campus hospital is immediately south of the community, and Seton’s shops and services are right there too.
- Parks everywhere. The community has around 15 playgrounds, an off-leash dog park, two ball diamonds, two large soccer fields, ponds and walking and cycling trails, plus the Auburn Station shopping area.
- Easy highway access. Stoney Trail runs along the north edge and Deerfoot Trail along the west, so getting downtown or around the ring road is quick by car.
Schools in Auburn Bay
- Public (Calgary Board of Education): Auburn Bay School and Bayside School are elementary schools, and Lakeshore School is a middle school. Bayside and Lakeshore both opened in fall 2022.
- Catholic (Calgary Catholic School District): St. Gianna School (Kindergarten to Grade 6) is at 800 Auburn Bay Boulevard SE, and Prince of Peace School (Kindergarten to Grade 9) is at 43 Auburn Meadows Boulevard SE.
South-east schools are busy and some have had overflow designations. Always confirm your designated school and busing with the school board before you buy.
What kinds of homes can you buy?
- Condos and townhomes: about 19% of homes are condos or apartments, a good entry point to a lake community.
- Detached family homes: from starter homes to larger family homes.
- Estate and lake homes: lakefront and near-lake homes carry a higher residents association tier, and some clusters share private docks and green space.
- Rentals: about a quarter of homes are rented, so investors are active here too.

Tips before you buy in Auburn Bay
- Budget for the residents association fee. Membership is automatic and mandatory, and the fee is secured by an encumbrance on title. For 2026/27 the association lists $523.92 (standard), $720.41 (lake access) and $1,047.80 (lake shore), including GST, due April 1 and adjusted each year. Confirm which tier the home is in and that the fee is paid up.
- Read the condo documents. For a condo or townhome, review the bylaws, reserve fund study, minutes and monthly fee, which is separate from the lake fee.
- Check the suite. My legal basement suite guide shows how to look a home up on the City’s suite registry.
- Know your closing costs. My Alberta closing costs guide lists every fee to budget for.
- Compare the lakes. Mahogany is the other big lake community nearby, Seton is just south, and Cranston is across Deerfoot Trail.
