When buyers tell me they want a lake community but would like to stay in the north-east, close to family, temples and work, Coral Springs is the first place I mention. It was established in 1991 with a Californian theme, and today the streets are mature and quiet. The City’s 2012 census counted 5,868 residents in 1,508 homes, and only 2.7% of homes were rented. Here is what I tell buyers, based on public information as of November 2026.

Why people move to Coral Springs

  • The lake. According to the Coral Springs Residents Association, the lake covers 16 acres, averages 20 feet deep and has sandy beaches with marked swimming areas on the north and south sides. Members can sign out rowboats, kayaks and pedal boats (no gas motors), and the association stocks about 2,500 rainbow trout every May, with no fishing licence needed on the lake.
  • Winter on the ice. The association runs two lit hockey rinks, a skating pad with a fire pit and a skating path around the lake, plus tennis and basketball courts and beach volleyball in summer.
  • Owner-occupied, detached streets. Coral Springs was built as a single-family community, so you will not find apartment blocks here, and most neighbours own their homes.
  • A diverse, settled community. Coral Springs has long had large Sikh and Ismaili communities. The Coral Springs Community Association, registered in 1993, hosts a fall festival, a community garage sale and Park n’ Play events.
  • Getting around. McKnight Boulevard runs along the south edge and Stoney Trail is close by on the east side. Taradale is across 64 Avenue, and the Genesis Centre and Saddletowne shopping and CTrain station are a short drive north.

Schools in Coral Springs

  • Catholic (Calgary Catholic School District): Monsignor A.J. Hetherington School, an elementary school, is inside the community at 4 Coral Springs Boulevard NE.
  • Public (Calgary Board of Education): there is no CBE school inside Coral Springs, so public students are designated to schools in nearby communities. Use the CBE school finder with the exact address to see the designated schools and busing.

North-east schools are busy and designations change. Always confirm your designated school and busing with the school board before you buy.

What kinds of homes can you buy?

  • Detached family homes: nearly every home in Coral Springs is a single-family detached house, in a community that was established in 1991.
  • A move-up option: if you are in a townhome or a smaller home in the north-east and want more space plus lake access for the kids, Coral Springs is worth a look.
  • Homes with basement suites: popular with families living with parents or wanting rental help. Check that a suite is legal before you count on it.

Prices change with the market, so ask me for current sales on the streets you like.

Tips before you buy in Coral Springs

  • Ask about the lake membership. Lake privileges come through the residents association, with annual fees due April 1. Ask the seller for the current fee, whether it is paid up, and whether it is registered on the title.
  • Check the suite. My legal basement suite guide shows how to look a home up on the City’s suite registry.
  • Inspect the big-ticket items. The community dates from 1991, so many homes are 25 years old or more; ask about the age of the roof, furnace, windows and hot water tank, and get a full home inspection.
  • Know your closing costs. My Alberta closing costs guide lists every fee to budget for.
  • Compare the neighbours. Taradale and Martindale are close by with similar homes, Saddle Ridge has Saddletowne station and shopping, and Cityscape and Redstone offer newer builds.
